Why get a home Inspection  
          For the home buyer, whether it's your first home, second or you are a seasoned pro, there's always something exciting about that special house. You imagine what special thing you plan to do with this room, who will get what bedroom, what color paint for each room, and the list goes on.
       Now look behind the scenes, as a home inspector does. It may be true that these things are important to you, but without the trained eye and knowledge of the home inspector, you could get stuck with more than you bargained for.
     The home inspector's job is to educate the client about the home. A home inspector is trained to look beyond the nice looking room, or the wonderful layout of the house. The Professional Inspector can point out potential problems before they become to costly. The Professional Home Inspector will help to diagnose a problem in a house based on what can be detected from a visual inspection of the house.
     The home inspector's findings could have an effect on the selling price of the house if what is found is a major issue. It is at this point that the buyer and seller have a decision to make concerning the price of the house.

*  A 35-50 page online inspection report, focusing on the observations of visible and accessible areas of the following:

The general structure; basement/lower level; heating & cooling  systems; plumbing; bathrooms; kitchens; electrical; fireplaces; appliances; general interior; attic insulation; ventilation; roof; exterior; doors; windows; chimney; porches; decks; grounds; sidewalks; driveway; fences; and much more.
Hundreds of visable and accessable items are checked.

 Your Home Inspection will also include 
  *  A 2-4 hour personal inspection where the home buyer walks with the inspector during the inspection.

*  An approximate dollar amount of any major defects found and recommendations on which specialist to call (e.g. mason, carpenter, etc.)

*  FREE  Personalized  phone consultations at any time after the inspection.

*  Inspection report presented to client in a secured PDF file that canbe e-mailed to your realtor, attorney, lending institution, or anyone you need to give a copy to. No more faxing all those pages

 To Schedule an inspection
 

#1-Call (518) 372-6597 Joseph V. Petrozola Certified Home Inspector
     A date and time will be arranged to perform the inspection (daylight hours)

#2- Please allow 2-4 hours for a complete professional inspection.

#3- Advise realtors, buyers, sellers & tenants of scheduled inspection time
      Advise them that the inspection may take 2-4 hours.

#4- Advise sellers / tenants that all appliances and systems included in the
       sale will be operated. (Inspector is not required to operate appliances, so
       discretion is used if appliances appear not to be safe working condition.)

#5- Buyer and or Buyers Agent should be present. Buyer is encouraged to
       walk with inspector and ask questions.

#6- All utilities should be operational on the day of inspection.
       (If any utility is not on, inspection will be limited.)

#7- If house is difficult to find, please try to give directions to inspector at
       time of scheduling.
